Haskell delivered a world-class bottled water production and distribution facility for Niagara Bottling.

Niagara Bottling needed a full-scale, strategically located facility to consolidate production and distribution operations under one roof. The company selected Haskell to deliver a 468,230-square-foot production hub designed to support multiple high-speed bottling lines, achieve operational readiness from Day 1 and allow for long-term expansion.

Complex site conditions required advanced geotechnical solutions.

The project site presented significant geotechnical challenges. Soil conditions were very soft, with projected settlements exceeding 40 cm without ground improvement. Addressing these conditions required early engineering coordination and careful sequencing to support long-term structural stability.

At the same time, the project required integration of high-speed water production systems during construction. The team executed this work while maintaining an aggressive 12-month construction schedule.

Integrated building systems supported efficient production operations.

The facility was designed with structural modularity, including standard column spacing and a single-layer TPO roof system mechanically fastened to ISO panels. The project scope included full utility and building systems integration. Outside, teams completed full paving, site development and supporting infrastructure.

Haskell’s integrated teams provided structural, geotechnical, civil and MEP expertise through a self-performance delivery model. This approach supported schedule certainty, improved coordination and strengthened quality control across disciplines.

Utility systems were custom engineered to support high-speed water production lines and owner-contracted equipment. Design efforts focused on operational flow, efficiency and readiness from day one.

A scalable facility built for long-term growth.

The facility includes production areas, packaging and distribution operations, offices, a guardhouse and process fit-up spaces. Supporting infrastructure includes HVAC, plumbing, fire protection, substations and medium- and low-voltage electrical systems.

Designed for immediate operational readiness and long-term scalability, the facility serves as an anchor for Niagara Bottling’s Mexico distribution network. By combining geotechnical expertise, disciplined scheduling and integrated project delivery, Haskell delivered a turnkey production and distribution hub built to meet the demands of modern beverage manufacturing while supporting future expansion.
