Growing communities need convenient healthcare services.
When a Tulsa, Oklahoma, suburb began to grow, Stone Ridge Development partnered with the region’s largest healthcare provider, St John Health System, to bring healthcare services closer to the community. The vehicle they envisioned was a 66-acre, master planned, multi-phased medical campus that would support a new hospital, medical office building, senior living, retail and other facilities and they turned to Haskell to bring that vision to reality.
The process began with a successful financial plan.
The project development team started by master planning the 66-acre site and created a unique off-balance sheet financing mechanism to fund the project. With the financial plan in place, the team focused on the unique and extensive zoning and site permitting required for a healthcare planned unit development. Phase one – a four-story, 60-bed hospital and 70,000 square-foot medical office building – includes 24 private med-surg rooms, eight private postpartum rooms, four operating rooms, two special procedure rooms and four LDR suites.
The project finishes under budget despite financial pressures from escalating construction pricing.
Campus construction began in a time of rapidly escalating construction pricing which put pressure on the project budget from the start. Haskell was able to optimize the layout of the building and material selections and successfully fast-track the design and procurement of key subcontracts to realize an additional $500,000 in savings using proactive scheduling, innovative design and collaborative subcontractor partnerships. The team delivered the project ahead of schedule, under budget and without sacrificing crucial project elements.
