Haskell expedited the delivery of a fully integrated East Coast headquarters for a top alcohol brand.

A global beer, wine and spirits client chose Haskell to lead a project to expand its footprint with a new 1.4-million-square-foot (SF) East Coast operations headquarters. The mission: quickly deliver a greenfield facility encompassing all process, packaging and utility systems. Despite evolving project requirements, global material delays and challenging site conditions, Haskell brought the facility online 10 weeks ahead of schedule and under budget.

More than just a win on paper, this project became a high-water mark in collaborative execution, advanced technology integration and intelligent risk management. The client, engaged from preconstruction to commissioning, witnessed firsthand how Haskell’s proactive approach and technical expertise turned complexity into opportunity.

With a looming lease deadline and growing global demand for their flagship product, the client needed a solution that could scale quickly. Haskell recommended a phased design-build approach for its speed, flexibility and unified accountability.

A strategically selected Southeastern site offered proximity to rail lines, space for future growth and the potential for rapid development. Haskell started construction shortly after releasing 60% drawings and self-performed all facility, process and packaging design work. The phased Guaranteed Maximum Price (GMP) model enabled early release of trades like civil/sitework, critical to leveling and preparing the massive site, where some areas required over 100 feet of fill.

Haskell’s project team remained agile as it faced supply chain turbulence and extreme delays in electrical panel delivery. By reallocating limited panels and prioritizing critical systems, it hit the first production milestone weeks ahead of schedule. Seamless communication between the client and Haskell was central to every success and allowed near-real-time evaluation of changes, avoiding bottlenecks and maximizing efficiency.

Delivering Quality, Transparency, and Precision from the Ground Up

From early design to final installation, Haskell’s team leveraged advanced digital tools and hands-on quality assurance to keep the project sharp, transparent and aligned with the client’s goals. Clash detection with Navisworks minimized change orders before they became reality. Weekly reports with lifelike renderings and model overlays gave stakeholders a clear and evolving picture of progress. Total station technology and real-time model updates ensured as-built precision. New scanning tools—mounted on a robotic dog and drone—provided daily site visualizations and cut-fill metrics.

Mockups and sample rooms allowed early client input on fit and finish, while Factory Acceptance Tests (FATs) with equipment manufacturers prevented issues before shipment. On site, the QAQC team ensured that what was built matched the design—weekly reviews, preconstruction meetings and a robust closeout process proved Haskell’s commitment to delivering on time and to the highest standard.

The project featured transformative systems: a low-level depalletizing line that freed up floor space and slashed costs, a robotic variety pack system that produced zero waste and a bottling hall and rail pit designed with clean spans for operational flexibility.
