Construction Management at Risk (CMAR) Delivery
Design is the responsibility of an A/E firm and construction is the responsibility of the CMAR. A typical CMAR engagement addresses two phases: preconstruction and construction. Preconstruction includes the GMP and if accepted, moves to the construction phase. In this arrangement, the CMAR provides advisory management assistance to the owner during the preconstruction phase, offering schedule, budget and constructability advice during project planning and design. The A/E firm and contractor typically work together during the design phase to proactively address potential issues associated with constructability. The supporting contract can be Lump Sum, Cost Plus, or Cost Plus with Guaranteed Maximum Price (GMP). As with design-bid-build, the owner contracts directly with the A/E firm and retains design risk.
