Scenario: Atherton Baptist Homes, a 95-year old CCRC located on a land-locked 14 acre campus in Southern California was concerned about the direction and expansion of their mission given the constraints of their current location.
Solution: HSLS was hired to help sort through the issues and concerns with the Board, Senior management ,and the residents. Utilizing a comprehensive Master-Planning process, HSLS and HASKELL developed a multi-year seven-phase program to revamp the current campus, beginning with a 50-unit independent living addition over an underground parking garage. In subsequent phases, a new entrance along with a town square will be defined, additional housing for missionaries and ministers will be added, and, with the movement of parking underground, the campus will gain a considerable amount of green space. With Board approval, the name of the campus changed to Atherton, (tag line) Christian Living for Today’s Seniors. This change will broaden the appeal of their mission.
Outcome: Financing for the 50 new units is scheduled in mid-November 2009. Groundbreaking will take place in December 2009. Penetration into new markets for pre-sales was achieved in a very uncertain economic environment.
