Scenario:  The Baptist Home at Brookmeade is a 120-bed skilled nursing community located one mile north of the Town of Rhinebeck.  The history and mission dates back to 1869.  The Board wanted to expand their mission to provide additional levels of care on their current 75-acre campus.  

Solution:  The project had a false start in 2001 under the leadership of others.  In 2004, HSLS was asked to provide services to validate the proposed expansion.  With HSLS’s three-phase, low risk approach to development, the Board decided to move the project forward.  The Baptist Home had previously engaged an architect who was well into the design phase.  In order to mitigate client risk, HSLS worked with the architect to oversee, finalize planning, and incorporate the outcomes from the studies into the design.  HSLS assisted the Board in identifying a qualified Construction Management company.  Presales reached and financing occurred in September 2007.  

Outcome:  Arbor Ridge at Brookmeade opened to residents in October 2008 with fifty-four one and two bedroom independent living apartments opened supported by gracious dining spaces, an indoor pool and wellness facility.  The Terraces at Brookmeade opened in July 2009 offering 26 assisted living suites.  Together with The Baptist Home, they make up The Community at Brookmeade, Northern Duchess County’s only community for seniors offering three levels of care.  HSLS manages the community.
